Residential Estimating Guidance

How Our Building Estimating Service Works for UK Contractors

We take your drawings, specifications and site information and turn them into a priced building estimate. The quantities are measured, materials and labour are separated, and the costs are presented in a breakdown you can check and question. If the drawings are incomplete or the specification doesn’t match the plans, we record it as a query or a stated assumption rather than quietly filling the gap. That way you know exactly what the figures rest on before they go into a tender, a budget or a conversation with a supplier or subcontractor.

Residential Project Portfolio

Building Types Covered by Our Estimating Services

Whether the job is a single house or a multi-storey block, the estimate starts from the same information: your drawings, specifications and site details. We use these to prepare quantity takeoffs and cost breakdowns that match the scope of each building.
Single Family

Houses and Bungalows

Quantities for substructure, superstructure, roofing and finishes, measured to the size and design of each dwelling.
commercial construction estimates

Flats and Apartment Blocks

Typical flat layouts are measured once and applied across the block, with communal areas and shared elements priced separately.
Custom housing

Bespoke Homes

Non-standard details and specialist finishes are picked out and priced individually, with the estimate revisited when drawings change.
mentions

Offices and Retail Units

Multi-trade commercial buildings are divided into clear cost sections, making them easier to tender and review.
banglows

Warehouses and Industrial Units

Frames, floors, cladding and external works are taken from the structural and architectural drawings and priced section by section.
Modular Housing Estimation

Larger Multi-Trade Schemes

Bigger projects are broken down by trade and element, so each part of the budget can be checked on its own.

Why Building Estimating Matters

Benefits of Professional Building Estimating

A building estimate gives you measured quantities and priced costs to work from before anyone starts work on site. With the scope, assumptions and cost categories set out early, decisions on tenders, budgets and ordering rest on figures you can trace rather than rough allowances. It also takes the lengthy measuring work off your team, leaving them free to tender and run live jobs.

Stronger Cost Control

Costs broken down by trade and element show where the budget is committed before work begins. If a price changes later, you can see which line it affects.

Fewer Avoidable Delays

Measured quantities reduce the chance of ordering too little or missing items altogether, so trades are less likely to be held up on site.

Better Planning of Labour and Materials

Knowing what is needed makes it easier to programme trades and place orders with suppliers in good time, so planning is less reactive.

Clearer Scope and Fewer Disputes

Stated assumptions and exclusions give everyone the same reference point. If a question arises over what was included, there is a written record to check.

Trades We Cover

Trades Used in Building Estimating Services

Building construction involves multiple trades, from structural work and building services to interior finishes and external improvements. At COMET Estimating, we cover the key residential trades to provide accurate quantities, material costs, labour requirements, and complete project estimates.

How we Work

How Our Building Estimating Process Works

The process is straightforward. You send the project information, we work through it, and you receive a priced estimate with the thinking behind it. Here is how it runs from first enquiry to final figures.

01

Send Your Project Details

Share the drawings and specifications, along with anything that defines the scope, such as schedules, notes or tender documents. The more complete the information, the fewer assumptions are needed.

02

We Review and Confirm the Scope

We go through the documents, check what is being asked for, and note anything unclear or missing. You receive an initial quote setting out what the estimate will cover.

03

Measure, Price and Query

Quantities are measured from the drawings and priced for materials and labour. Where drawings and specifications conflict or leave gaps, we record the query or the assumption we have made.

04

Review and Receive Your Estimate

You look through the estimate and tell us what needs adjusting. Once it’s agreed, we issue the final estimate with the breakdown, assumptions and exclusions clearly stated.

Why Choose Us?

Why Contractors Use Our Building Estimating Support

Pricing a building job means working from the documents in front of you and being clear about what they leave out. Here is what you can expect when you send us a project.
Estimates Prepared From Your Documents

We measure and price from your drawings, specifications and site information. Where details are missing or contradict each other, we flag them so they can be resolved or stated as assumptions.

Residential, Commercial and Industrial Work

We estimate houses, flats, commercial buildings and industrial units, so one provider can support different building types and trades.

Costs Broken Down by Materials and Labour

Quantities and costs are itemised rather than given as a single sum. That makes the figures easier to check, adjust and carry into a tender.

Help When Drawings Change or Questions Arise

If you have a question about the estimate, or the drawings are revised, send us the update. We review what has changed and adjust the affected parts of the estimate.

Are you ready to get started?

Send us your drawings, specifications and any site details you have. We’ll review the scope, measure the quantities and come back with a priced estimate, flagging anything that needs clarifying along the way. If you’re not sure what to include, get in touch and we’ll tell you what’s useful.

Understanding the Risks

How Poor Estimating Puts Building Contractors at Risk

Most estimating problems start well before anyone reaches site. A missed item, a rushed measure or an unchecked drawing revision goes into the price, and the contractor ends up paying for it later.

Advanced Tools for Better Accuracy

Benefit from modern software, updated rates, and precise takeoffs that give you a competitive edge.

About the Program

What We Aim for With Every Building Estimate

An estimate is only useful if the person pricing from it can see how it was put together. That idea shapes how we work. We measure carefully from the documents we are given, show the costs in a form that can be checked, and say plainly where the drawings leave questions open.
Our Mission

To prepare building estimates that contractors can read, check and price from. Each one starts with your drawings and specifications, sets out quantities, materials and labour clearly, and records the assumptions and gaps behind the figures.

Our Vision

To make careful, transparent estimating a practical option for builders and contractors of any size, so tenders and budgets can rest on measured figures rather than rough guesses, whether the workload is one job or a full order book.

Question Answer

Frequently Asked Question

We work from your drawings, specifications and site information to measure the quantities needed for a building project and price them. The estimate sets out materials and labour in a breakdown you can check, along with any assumptions, exclusions or queries that affect the figures. The exact content depends on the scope agreed for each project.
A quantity takeoff measures what the drawings show, such as areas, lengths, volumes and counts. A material takeoff turns those measurements into what needs to be bought, usually allowing for waste and how products are supplied. A priced estimate goes a step further and applies costs for materials and labour. The terms are often used loosely, so it helps to say which one you need when you send a project.

Drawings and specifications are the starting point. Schedules, site information and any tender documents help too, along with a note of the trades or elements you want priced. If something isn’t available yet, tell us and we’ll record what has been assumed. Our guide to the drawings and documents needed for a UK building cost estimate covers this in more detail.

We estimate residential, commercial and industrial buildings, from houses and flats to offices, retail units and warehouses. If your project doesn’t fit neatly into one of those, send us the details and we’ll tell you whether we can help.

Not exactly, although the roles overlap. Estimating is about working out what a project is likely to cost before work starts, usually to price a tender or set a budget. Quantity surveying typically has a wider remit, which can include managing costs, valuing variations and administering contracts during construction. If you need more than a priced estimate, see our quantity surveyor services or ask us.

Yes. The measured quantities and cost breakdown give you a sound basis for tender pricing or an early budget. A tender is still your own commercial offer, so you decide how overheads, margin and risk are added. We can’t promise that an estimate will win a tender.
It depends mainly on the information behind it. Complete drawings and clear specifications allow quantities to be measured and priced with confidence. Where information is missing, the estimate has to rely on assumptions, which we state so you can see where the uncertainty lies. Early-stage estimates are naturally less detailed than those prepared from full tender drawings.
Send us the revised drawings or addenda. We review what has changed and update the affected parts of the estimate. Pricing from superseded plans is a common cause of errors, so it’s best to tell us as soon as revisions are issued.
It depends on the size and complexity of the project and how complete the documents are. A small, well-documented project takes less time than a large one with gaps to resolve. Send us the project details and we’ll confirm a timescale before work begins.

The price depends on the size of the project, the trades and level of detail involved, and the quality of the information supplied. Rather than quote a generic figure, we give you a quote once we’ve seen your documents. To start, use our get estimates page or contact us with your drawings and specifications.
